200 Loveland Pass Road
0.6 acres with INCREDIBLE mountain views.
Flat and easy to build, this lot is private and has a lot of trees. Four lots make just over 1/2 acre which is large enough to build on in Alpine.
The Alpine Subdivision does not have covenants and is outside of the town of South Fork city limits, so Air B&B and VRBO homes are OK and are not subject to the fees and restrictions of properties in town.
An application is required, however, please see this link.
(The lot lines are skewed a bit on the county overlay.
The home with the red roof is not encroaching on this lot.)
No covenants also means you can build the type and style of home you want. There are no square footage minimums or style types like an HOA might require. Modular, mobile, and other alternative building styles are OK, but you are still subject to Rio Grande County building codes which are very specific as far as foundation depth, snow load, and wind resistance. A building permit is required, but an HOA is not overseeing your project. NICE!!!
This lot has excellent South Facing exposure, so it would be a great place to put a home with solar power, but power is readily available at the lot line. You will need to drill a well and install a septic system.
Rio Grande County allows you to stay in a camper or RV on your land up to 180 days per year with an approved camping permit which is available here.
Two well-developed, county-maintained roads flank the property, Loveland Pass Road and Cameron Pass Road. You can enter your property from either (or both) sides. These roads are regularly plowed and graded, and are in very good condition.
These lots have become incredibly popular in the last year, and the good ones - like this one - go FAST.
Please see the links below for a drone video and a video tour of the property where I find a few deer who were startled by my early morning photography session.
Thanks for looking!
