Off-grid hunting cabin on 40 acres bordering National Forest in the Mountains of Southern Colorado.

You need to check this one out!  Located 20 minutes Northwest of the town of Del Norte, you'll find a remote off-grid retreat complete with incredible views, a small cabin, and a well & septic are already in place.  A dry creek bed runs through the Southwest corner of the property.  Cottonwood trees provide privacy from Road 32C.  The well permit is #238396.  This domestic well is 100 feet deep and pumped 12 gallons per minute when it was drilled in 2002.

Located in Game Unit 79, this property is between winter and summer ranges for both Elk and Mule deer, and close to the migratory route between the two.  The property borders National Forest on two sides and touches public lands at another point across the valley.

Road 32 C continues up Old Woman's Creek and over Blue Mountain into La Garita Creek.  Road A32 veers East and takes you to the Natural Arch.  Jeeps, horses, side by sides, and ATVs are welcome, but pretty rare.  You can absolutely ride out from your property into hundreds of miles of Jeep and ATV trails from your property, but the area is relatively unknown, and rarely used by anyone but your immediate neighbors.

The land itself features both lush, green, bottomland where the cabin sits, and, up on the hillside, you'll find excellent views and a newer, concrete foundation ready for you to build the home of your dreams with the best views you can possibly imagine.

Please see the drone video below.

Built in 2003, the log cabin is 616 square feet, and offers a kitchen with a propane stove and refrigerator, and a bathroom with a shower, sink, and toilet.

Please note: the cabin is dirty, and very, very rough.  Although everything worked when last used, the cabin has been vacant for roughly 10 years.  It should be assumed that the solar, plumbing, electrical, and well pump will need to be replaced/updated.  A respirator is highly recommended when entering the cabin, as deer mice and pack rats actively occupy the home.  Hauntavirus is a very real threat and should be taken seriously.  Please be prepared when scheduling a visit.  Closed toe shoes are highly recommended as well.

With no covenants, no restrictions, and very few building codes, this cabin is a prepper's dream or a hunter's paradise.  Remote and private, this getaway spot is ready for you to clean, repair, and enjoy.

This off-grid cabin is located Northwest of Del Norte, Colorado on the western end of the San Luis Valley in Southern Colorado.  Only 40 miles or so from the New Mexico Border, Del Norte is roughly three hours from Santa Fe and four hours from Denver.  You're only an hour drive from the Great Sand Dunes National Park and 55 minutes from the Sand Dunes Recreation Hot Springs Swimming Pool.

Mt. Blanca the huge mountain at the eastern end of the valley is the 4th tallest mountain in Colorado.  Also on this massif, you'll find Ellingwood Point and Little Bear Peak, also over 14,000 feet tall.  Are you a fan of extreme, off-road, 4x4 trails?  The road up Mt. Blanca to Como Lake is one of the most extreme in the state of Colorado as ranked by OnX Maps.  Not for the faint of heart!

Maybe Rock Climbing is your jam?  Check out the world-class routes available at Penitente Canyon, only a 40-minute drive.

Feel like chasing waterfalls?  Zapata Falls is 25 minutes and Treasure Falls is one hour and 40 minutes away between the towns of South Fork and Pagosa Springs on top of Wolf Creek Pass.  North Clear Creek Falls near Creede is 40 minutes away.
